<p>On the debt front, KWG said on Monday that its offshore debt restructuring was making further progress. <p>Xin was reportedly missing for some time before his resignation, according to financial media <a href="https://companies.caixin.com/2025-10-13/102370941.html"><strong>Caixin</strong></a>. His last social media post was on Sept. 14, and reports have emerged since late September that he was detained for investigation. Xin also serves as chairman and Communist Party secretary of Shenzhen Metro, Vanke’s major state-owned shareholder, though officials have yet to confirm whether he has stepped down from those positions.</p>

<p>Xin, 59, has long worked within Shenzhen’s state-owned enterprise system and has led Shenzhen Metro since 2017. During his tenure, he promoted a “rail + property” development model. He also oversaw Shenzhen Metro’s 66.4 billion yuan ($9.32 billion) investment in Vanke, making it the company’s largest shareholder. However, as China’s property market slumped, Shenzhen Metro’s business has weakened from 2020 onward, with the company posting a massive loss of 33.6 billion yuan in 2024.</p>

<p>In early 2025, Xin also took over as Vanke’s chairman to oversee its debt restructuring. Over the past eight months, Shenzhen Metro, under guidance from the Shenzhen municipal government, has injected funds into Vanke 10 times, providing nearly 26 billion yuan in loans to help the company repay debt and maintain liquidity.</p>

<p>Property developer <strong>KWG Group Holdings Ltd.</strong> (1813.HK) <strong><a href="https://www1.hkexnews.hk/listedco/listconews/sehk/2025/0813/2025081301261.pdf">said</a></strong> on Wednesday that Shandong Sunlight Xin Tiandi Micro-finance Com.&nbsp; Ltd. filed a winding-up petition against the company with Hong Kong’s High Court on Aug. 11. The petition relates to approximately 642 million yuan ($89.48 million) in unpaid guaranteed obligations and accrued interest of 136 million yuan owed to Shandong Sunlight by KWG.</p>

<p>KWG said it will consider filing an application for a validation order with the High Court, taking into account the petition’s developments alongside its offshore debt restructuring progress. The High Court has scheduled the first hearing for Oct. 22.</p>

<p>KWG’s aggregate bank and other borrowings, senior notes, and onshore corporate bonds totaled 72.93 billion yuan at the end of last year. The company’s net debt-to-equity ratio, calculated as total borrowings minus cash and bank balances divided by total equity, soared to 789.6%.</p>

<p>Property developer <strong>China Jinmao Holdings Group Ltd.</strong> (0817.HK) <strong><a href="https://www1.hkexnews.hk/listedco/listconews/sehk/2025/0610/2025061001019.pdf">said</a></strong> on Tuesday that &nbsp;Jiaxing Chengmao, Yangzhou Xida and Qingdao Yuanpu won the bidding to help fund Jinmao’s purchase of a land plot in Beijing. The companies invested 817 million yuan ($113.7 million), 314 million yuan and 400 million yuan, respectively, giving them stakes of 32%, 12.3%, and 15.7%. Jinmao invested 1 billion yuan in the project, lifting its own equity position to 40%.</p>

<p>Vanke attributed the negative turn to several factors, including a sharp decline in settlement volume and gross margin in its development business, reflecting ongoing pressure in China’s real estate market. Vanke also made further provisions for credit impairment and inventory write-downs, and losses from some non-core financial investments weighed on its bottom line as well. Vanke added it took aggressive steps to raise cash by disposing of assets and equity stakes, sometimes at prices below their book value, further impacting its bottom line.</p>

<p>Vanke’s net debt ratio had risen to 80.6% by the end of last year, up 25.9 percentage points from the start of the year. In February, major shareholder Shenzhen Metro Group provided two shareholder loans totaling 7 billion yuan to help the company repay bond principal and interest on its publicly held debt.</p>

<p>Vanke is just one of many Chinese real estate developers suffering in China’s weak property market. Vanke also announced that Chairman Yu Liang resigned and CEO Zhu Jiusheng was giving up all his positions for "health reasons." The chairman’s role was passed to Xin Jie, the head and Communist Party Secretary of Shenzhen Metro Group.</p>

According to financial media <a href="https://companies.caixin.com/2025-02-04/102284968.html"><strong>Caixin</strong></a>, the plan divides the debt holders into four groups, involving a total principal amount exceeding $5.6 billion. Creditors from Groups A and C gave 100% and 81.5% approval for the plan, respectively, passing the required threshold of 75%. But Groups B and D failed to reach that threshold, securing approval from just 47.7% and 34.9% of creditors, respectively. Notably, the Group A bonds are still subject to a Hong Kong court hearing.</p>

<p>Bad asset manager <strong>China Cinda Asset Management Co. Ltd.</strong> (1359.HK) is setting up a 20 billion yuan ($2.7 billion) fund to support China’s struggling property market. China Cinda will provide 10 billion yuan for the fund, while most of the rest will come from its Shanghai-listed <strong>Cinda Real Estate Co. Ltd.</strong> (600657.SH) affiliate, according to a <strong><a href="https://static.sse.com.cn/disclosure/listedinfo/announcement/c/new/2025-01-10/600657_20250110_9PSH.pdf">stock exchange filing</a></strong> by Cinda Real Estate dated Jan. 10.</p>

<p>The fund will provide money to revive stalled real estate projects and could also be used to support struggling developers, including assisting them in bankruptcy reorganizations, according to the filing. But a source told financial media Caixin the money will mainly be used to restart stalled real estate projects that have run into funding problems.</p>

<p>Cinda was one of four national bad asset managers set up by Beijing in the 1990s to help the country’s big state-run banks dispose of some of their worst non-performing assets ahead of IPOs. <p>Hengqin and adjacent Macau will introduce a new multi-entry visa program in January, which is expected to significantly boost hotel demand in Hengqin, SJM said. Accordingly, the company plans to convert the acquired property into a three-star hotel. SJM noted that the property is just a five-minute walk from the Hengqin Port Joint Inspection and about a 10-minute drive from Cotai, one of Macau’s main gambling centers.</p>
